LTHS Broker Pushes Industrial Strategy for 74-Acre Willow Springs Parcel

The broker hired to market Lyons Township High School District 204's 74-acre Willow Springs property is recommending an industrial-focused sales strategy — and the board has not moved to exclude industrial use from the process, Patch reported Tuesday.

The property at 7900 S. Willow Springs Road borders residential homes and Pleasantdale Elementary School. Any industrial rezoning could affect traffic and land use in the surrounding area.

How the sale took shape

The district began pursuing a sale of the undeveloped land in October 2025. Board President Tim Albores said at the time that the process would take a few months and pledged transparency and community input, the Chicago Tribune reported. The sale is expected to fund infrastructure upgrades the district has needed, though no specific valuation has been disclosed.

By December 2025, the board had ranked competing brokers, and later hired Moses Hall of MoHall Commercial & Urban Development. Hall presented his marketing plan to the board in early April. His strategy calls for outreach to national, regional, and specialty developers, with listings on CoStar, LoopNet, and Crexi and a structured call-for-offers process targeting a 2026 launch.

"Our mandate is clear: achieve maximum value for the students and taxpayers of District 204," Hall wrote in the marketing strategy document prepared for the district.

What's unresolved

Albores ran in 2023 on a platform that included opposition to industrial development on the site, according to Patch. The board has not scheduled a vote on what types of development it will accept, and the specific kind of industrial use under consideration has not been disclosed.
